We stayed here for one night with my parents.On arrival we received a warm greeting by the owner. Both rooms were clean, well equipped, warm and very comfortable, everything you could want all already thought of to ensure we had a great stay. Breakfast was plentiful and delicious. Many Thanks!

Alison and Les are fantastic hosts, so friendly and welcoming and of course Teddy the Cockapoo is adorable. Cannot fault No45 in anyway, our room was immaculate, very quiet and comfortable. The breakfast was amazing, we must find an excuse to stay here again.

A lovely overnight stay.The location is perfect, five minute walk to the village where there are ample coffee shops, general shops, bars and restaurants.Our room was spacious, had a beautiful view, was immaculately clean and everything had been thought of that you would need.The bathroom was of the same standard as the room.There are lovely relaxing rooms to sit in downstairs and a beautiful conservatory/breakfast room.The breakfast was again thought out very well and there was everything you could need, fruit, cereals, yoghurt, juices, various breads etc and a choice of hot dishes too.The owners are very friendly and made you feel relaxed and at home without being invasive.They have a gorgeous little dog called Teddy too who makes himself known to you.We looked to book again as soon as we got home and can’t wait for a second visit.

What an amazing B&B! When searching the internet for a place to stay in Ballater, there was no contest.No45 is simply fabulous in real life.It is everything you see on the website and so much more.We received a very warm welcome from Alison who showed us to our lovely room, complete with four poster bed and a great view of the well kept garden.The room was furnished with beautiful wooden furniture with a touch of tartan upholstery.The bedding was sumptuous with high quality linens and what can I say about the pillows?- suffice to say we had the best night's sleep we had had in ages.Good effective shower with rainforest shower head and super efficient towel rail.No45 has two large guest lounges with high quality furnishings - very welcoming and relaxing.Not sure how I can do justice to the breakfasts in this review.A range of breakfast cereals (including amazing home made granola), Greek yogurt, fresh fruit, fruit compot, honey, home made cake, home made whiskey marmalade (amazing), home made jam.A good selection of bread for toasting (from the bakery in Ballater village), locally roasted coffee and a selection of juices and water. The main event though is the selection of cooked breakfasts - what a fantastic choice which certainly caters for all tastes.The breakfasts set us up for the day, no need for lunch.On our last day we did take away a pre-ordered packed lunch - great value for money and highly recommended.Each room has a book which includes recommended places to eat in the village - and the recommendations were spot on.No45 is a short walk into the centre of the beautiful village of Ballater. Great place for shopping for handmade local gifts. Caroline was kind enough to give us advice on places to visit in the area and we were not disappointed.You don't have to drive far to find yourself in the middle of amazing scenery which takes your breath away.We thoroughly enjoyed our four night stay at this truly exceptional B&B and hope to return.

The owners here clearly take great pride in the property, and rightly so. The no 45 is warm and welcoming, with relaxing lounge areas and the most comfortable and quiet rooms I've ever experienced. After a eonderful nights sleep, we woke to an array of breakfast options that were absolutely delicious. Homemade granola, fresh scones and butturies (a local delicacy, similar to a croissant but savory) and the most delicious fluffy pancakes I've had. Everyone we met was friendly and welcoming.The only thing I personally missed was a bar (didn't think to check, but kind of glad I didn't as we would have booked elsewhere and missed out!). There are lots of pubs in walking distance and a co-op.

As a group of six adults we have just returned from a lovely break in Ballater. Alison and Les could not have made us more welcome at their lovely B&B. They anticipated all our needs and many we didn’t even know we had and far surpassed our expectations. All our rooms were very comfortable and morning breakfast, in particular the pancakes, was delicious. We would not hesitate to recommend No 45 and we plan to return again.

We stayed one night at this wonderful guest house in September and wish we could have stayed longer. The entire proper was beautiful. The room was restful and the bed extremely comfortable. The bedroom and bathroom were spotless. The breakfast area in the atrium was a nice way to start the day with delicious, well presented food. The hosts and staff were friendly and very welcoming with good suggestions about restaurants and travel to surrounding sites. I would give it a 10 rating if I could.

I almost hate to provide this review because it will just make future room availability that much more difficult.The location is really good.The rooms are spacious, clean and quiet.Also, a nice back yard garden/sitting area.Also, just down the road from a hotel that has some of the best food that you will ever eat.Lastly, the innkeeper was quite helpful as was the rest of the staff. I can definitely recommend this place.

This lovely couple have raised the bar for hospitality. Their warm and welcoming natures create an easy, homey environment. The rooms are handsomely appointed. The bed was firm and comfortable. And there was a bathtub!A luxury!Breakfast was the best one we’ve had during our six-week British vacation. Real, brewed coffee!Homemade jams and the best locally sourced eggs and sausages. I really cannot rave enough. Bravo!

The manor with ist history makes you feel as a landlord. Our room looked like a honeymoon suite which ideally combines antiquities with modern comfort. The breakfast was awesome with a Lot of specialities. Loved the homemade granola.😋

Our first time visiting the area principally to attend the Braemar gathering. Having purchased the tickets in 2022 we were informed we would struggle to get accommodation for this time of the year. Eventually able to book three nights at No45 which had received excellent reviews and we would concur with previous comments regarding breakfast and hospitality.The location is 15 miles north of Braemar but proved to be an excellent base for visiting Balletar and surrounding areas. Having met all of our needs we have pre booked for a further visit.

What a beautiful boutique hotel to arrive at after driving from Dundee. Our host Allison greeted us warmly & took us to our beautiful room on the ground floor. If you are looking for something special in this area of Ballater then this is the place to stay. Stayed here at the end of our trip Alison was very informative about the surrounding area and further afield as my wife wanted to see deer and she told us the best place to look for them on our return to Edinburgh Airport and at Glen Shee there were lovely red deer grazing in the field.Breakfast was lovely and the bed very comfortable.A lovely big traditional scottish house.

After 18 hours of travel to get to Number 45 from Canada, we were not disappointed! A beautiful room, so incredibly peaceful, private and quiet that we began to feel rested again! And the next morning, a delicious and substantial Scottish breakfast served in the loveliest surroundings. Number 45 will always be our first stop in Scotland and we look forward to next time.

Lovely house, decorated in a way that made it feel much grander than any average B&B.Breakfast was great and had nice selection and menu.Visiting to attend the Highland games, the whole centre of town became a party which admittedly was great fun, luckily no45 is located close enough but no so close to be disturbed late in the evening.Beds and rooms were comfortable and spacious, couldn’t hear any other guests and Owners were very pleasant. Would definitely stay again.

We spent ten days traveling around Scotland- the three days we spent here were the most restful and comfortable. It was a little haven to come back to after a day of hiking and/or sightseeing.The rooms are well appointed, clean andupdated with a lot of attention to detail. The breakfast is generous, ranging from cooked to order items as well as baked goods and yogurt, fruit and granola.Les and Allison are happy to share what they know of the area - from special hikes, to places of interest and local events.Their friendly little dog Teddy is a special treat to have around.Would love to visit Ballater again and will definitely stay here again!!

Really enjoyed another 5 day break staying at No 45 - Great location for travelling around Deeside.Wonderful golf courses - memmorable scenery including a visit to Balmoral Castle.We had a spacious and relaxing room (No 9) - the King sized bed was so comfortable - excellent ensuite with both a bath and shower complimented by large fluffy towels.Room cleaned and tidied every day.Breakfasts were something special and caters for every taste - scrambled eggs and smoked salmon was a special treat.2 early morning starts were catered for in the normal friendly, can do and accommodating manner.Alison, Les and their staff are to be commended for running a first class B & B.Highly recommended.

No 45 is absolutely wonderful. Great location with a 5-10min walk to restaurants/cafes etc. Alison & Les are terrific hosts. Our room was spotless & the bed was super comfortable. Breakfast was delicious & is freshly cooked for you. Our only disappointment was that we only had one night there.

This is a lovely old building with plenty character. Room and en-suite fresh and nicely decorated, very comfortable and clean. Breakfast was fantastic - everything you could want, cooked or continental (homemade marmalades jams and granola) served in a lovely conservatory. Would highly recommend.

No. 45 is a beautiful guest house. Very comfortable bed, well appointed en suite rooms, and lovely grounds. The hosts were friendly and professional and the breakfast was delicious. No. 45 is a short easy walk to the restaurants and shops in Ballater. We would not hesitate to stay here again!

I loved and 45 in Ballater Scotland!! Beautiful home and my room was large and lovely and the bathroom had a big tub—major bonus!’ Wonderful hosts and staff with delicious food. Teddy the doodle was also an added bonus and he’s a very well behaved dog!! Would stay there again if ever in the area. Thank you Alice and Les for sharing your home. And the location is perfect.

Warm welcome and well appointed house in Ballater.Beautiful and comfortable lounges.Breakfast in the veranda was delicious with homemade marmalade overlooking a picture perfect garden. Room was large and bed very comfy!Nice amenities and rain shower.We will be back!!

My wife and I had a fabulous stay for 3 nights with Alison and Les. The room was a downstairs garden room, very private, tidy and comfy. The breakfast is the star for me and it easily trumped Gleneagles where we stayed next... We will definitely have No 45 on our list for the next time we come to the area..

I found No 45 guest house a few years ago and it was great son on returning to Scotland, I just had to stay again. It's a lovely place and the breakfast is just fantastic with homemade jams and granola along with a great choice of cooked breakfast and of course cakes and pastries which set is up for the day.We stayed in a different place every night of our week long tour of Scotland and this was by far the best place we stayed in and Ballater is just beautiful too

We absolutely loved our stay at No. 45.Sitting in the gardens at the back of the house and having a glass of wine was sublime.Allison's breakfasts were superb and enjoyed in the sun room.Being able to walk to the village for dinner at one of several restaurants was a treat (as was chatting with a homeowner about his beautiful gardens on our walk back to No. 45).

We liked everything about it,the location and surrounds,the wonderful building and its fittings ,furniture and decor, and the way the room was presented and supplied.Owners and staff could not be more pleasant,efficient and helpful ,and an excellent breakfast was provided in the Conservatory.If we will be in Scotland again we will be back in Ballater to stay at No 45 once again.

This BnB was fabulous. Very clean and in a great location to town and Balmoral castle. The hosts were pleasant. The room was a bit warm for American standards but not unbearable. I would stay here again.

Lovely hosts, great location, beautiful gardens, gorgeous room, best bed and pillows, quiet and serene, fantastic breakfast, excellent fresh scones and coffee, wonderful sitting rooms. Can't say enough, this has been our favorite guest house and we have been traveling in scotland and England over the last 4 weeks and have stayed in 22 different hotels, b and bs etc. Just wish we could have stayed longer!

We loved No 45! Allison was so friendly and helpful making us dinner reservations. The inn is very quaint but has all the amenities needed. The breakfast was excellent. We loved the sun room overlooking the garden. We will definitely recommend No 45 should we know anyone traveling to Ballater. One of our favorite hotels in our tour of Scotland!

Everything about our stay at No45 was perfect.Central location, beautiful house, well-equipped clean rooms and the most comfortable bed!What really sets No45 apart though is the care of the owners.When they learned that we had to leave before the scheduled time for breakfast, they set up breakfast for us early and even provided a cooked breakfast which we really appreciated.Also, the breakfast choices are the nicest of anywhere we've stayed and include homemade granola, home baking, homemade jams and locally sourced produce.Highly recommend!

What can we say... the accommodation, breakfast, facilities, staff etc etc were superb, from the moment you arrive till departure, you are very well looked after. Everything about No 45 was excellent.From the greeting on arrival,the accommodation (the shower/bathroom had an array of toiletry items) + the member of staff serving breakfast.The location of No 45 is ideal.A short walk into the town's facilities.The view from room No 9 was spectacular as the leaves on the hill were showing there autumnal colours (who needs to go to Canada to see glorious coloured trees).We would definitely stay there again.

A 5 star experience in every way. Spotlessly clean with attention to every detail to ensure guests have an enjoyable and very comfortable stay. Our roomand en suite had everything we needed from luxury toiletries and lovely linen to very comfortable beds. Breakfast was amazing with ingredients sourced locally and freshly made. The apple compote using apples from the garden was memorable, home baked scones and banana bread, I could go on. Finally, all credit to the owners and their team who were very friendly and welcoming. We shall definitely book again.

Very friendly hosts and staff ,nothing is too much trouble. Fantastic breakfast especially the fresh plums from the garden. Room spotlessly clean and bed and linen super comfy . Highly recommend a stay here.

From the moment you enter the door of No 45 it has this intimate charm that wraps one in total warmth…..like coming home!The rooms are lovely with great attention to every detail for all your needs and two very comfortable sitting rooms on the ground floor for one to chill out if you are not out enjoying all that Ballater and the surrounding area has to offer.Breakfast is to be savoured as every mouthful is soooo delicious with homemade scones, jams, granola, compotes of fruit, not to mention fresh made pancakes served with maple syrup, porridge etc, but something for every palate to truly enjoy!Alison and her team have gone the extra mile to make your stay the best it can be!To be highly recommended.

Nice room with views of the mountains. Smart TV. Hosts were welcoming and friendly. Comfortable bed. Nice powerful shower. Complimentary biscuits. Huge fluffy towels. Breakfast was sooo good! Huge selection, everything homemade by the wife, even the jam! Ballater a lovely village with cute shops and nice restaurants (a little pricey but comes with the territory being near the Queen).

A very warm welcome awaited us after a day fishing. Storage of our fishing equipment was 1st class. The rooms were lovely with a generous bathroom,I had a really comfortable nights sleep in a quality bed.I must say the breakfast was off the scale, everything you could possibly want and some very tasty homemade granola and compote, pancakes and bacon.

Without a doubt this is one of the best examples of A bed and breakfast stay that you would wish to enjoy. We had six nights at No 45, exploring Ballater, Crathie, Braemar, and Aboyne. There is no more perfect home base for exploring Royal Deeside and taking in the walking trails and villages. Alison and Les are perfect hosts, and the breakfasts were a great every single morning. I recommend the homemade granola, compotes, and jams! It was all glorious. Our room had a fantastic luxury bath and a private entrance. Their large garden was beautiful and a place to take in the changing skies and light. It’s a very short and pleasant walk both to the river and the village. The best!! Thanks Alison and Les for the gracious hospitality, going the extra mile, and wonderful stay!

#45 is a beautiful place to stay in Ballater.It’s a short walk to shops and restaurants and a quick drive to Balmoral.The room was a good size and the bed was very comfortable with luxury linens.The staff was friendly, the breakfast was delicious.I would definitely stay here again.

Just spent 5 days in Deeside at Ballater, based at No 45 and enjoyed challenginggolf, historical castles/museums in wonderful scenery. No 45 is first class in every sense - rooms spacious and of a high standard - home cooking par excellence - friendly and helpful hosts. Highly recommended. From the moment of our arrival, No 45 delighted and charmed us. The lounges and breakfasting conservatory are beautiful, with comfortable seating and restful spaces to relax and read. The bedroom, No 7, was very well appointed,so clean and fresh - they really did pay close attention to every detail. The bed was so comfortable,the bedding soft and cool. It was also a delight to have an ensuite bathroom, with a bath! Breakfast was delicious, my husband had the full Scottish, with tasty sausage and bacon, while I delighted in trying out Alison's home made granola, compote and yogurt. The jams and marmalades were home made too. Altogether a fabulous stay,well done No 45, I'd say you are Ballater's best!

Just back from our fabulous weekend staying at No. 45. We stayed in Room 3 which was tastefully decorated, the bed was extremely comfortable with the added treat of homemade shortbread. The room was far better than many 5 star hotels we've stayed in.The breakfast was sooo delicious, fluffiest tastiest pancakes which probably could have fed everyone in the dining room. The homemade granola and preserves were amazing too. Thank you so much Alison, it was the best breakfast ever.Can't recommend No 45 enough, tastefully decorated, friendly welcome and a hearty delicious breakfast which will set you up for the day. Can't wait to go back

We stayed in the garden room which is on the ground floor with direct access to the garden; the room was very spacious, clean and so comfortable - with lots of storage space. The bed was lovely (and huge!) and everything spot on in the whole house. The welcome when we arrived was so personal and the lovely member of staff at breakfast was very helpful. We loved staying at No 45. Nothing was too much trouble and the little extras in the room were very welcome. Alison is obviously very house proud and an amazing baker. She uses all local produce and makes all her own jams for the breakfast table and scones. The room was very relaxing and comfortable with soft sheets, we slept so well for our two night stay. Even the well trained dog, Teddy, made us feel very welcome.

We had a fantastic stay at Number 45. Arrived after doing the Pyramid walk. Greeted by Alison (and her gorgeous Cockapoo Teddy!!), who advised us of the facilities and showed us to our room. Very comfortable room, nice touch with a plate of homemade shortbread to have with our cuppy! Breakfast was of exceptional quality, with lots of delicious homemade produce. We loved the granola and kindly got the recipe from Alison. Great location, and walking distance in to Ballater. Can’t wait to come back again.

We had the pleasure of staying one night at No. 45 and wish it could have been more. The hosts were so friendl,y and welcoming from the moment they greeted us at the door. They recommended restaurants for dinner and made reservations for us. The room was spotless, nicely decorated and the homemade shortbread in the room is worth a return trip alone!The lounge area was comfy andbreakfast was very extensive, with excellent hot and cold offerings in a bright dining area. Their very sweet little dog wandered in to say hello and certainly added to the ambiance. Highly recommend.

From the moment that we booked our stay at No45 Guest House we knew that we had made a good choice.Alison responded quickly to confirm that accommodation was available and she was very helpful in supplying advice on the best places to eat during our trip.Quality location.The house is easy to find, good parking and within walking distance of all amenities.Quality accommodation. The room that we booked was very comfortable, well furnished and fitted out with a large comfortable bed, a flat screen television and a window with a panoramic view across the town. The En Suite with a WC, Wash Basin and Bath / Shower was very fresh with excellent toiletries and fluffy white towels.Quality food. The Breakfast is served in a large Conservatory with nicely set tables for all of the guests to enjoy a good start to their day. The food is amazing, being either homemade or from a local superior supplier. Breakfast is a choice of teas, coffees and fruit juice with a good array of cereals, fresh fruit, yoghurt, fresh bread and scones – to suit all tastes. The cooked breakfast is the full works with a stunning choice of sausage, bacon, eggs, black pudding, haggis and more. The diet starts when you leave.Quality service. Alison, the Host is very focussed, positive and friendly – making sure that every detail is attended to.Ballater is in a very quiet corner of Scotland; however it is very vibrant town with a selection of shops, cafes, pubs and a large choice of eating places where you can enjoy good quality, local, fresh food and simply – relax.

Writing on behalf of a group of 10 people staying for a combination of 1 or 2 nights and can report that the hospitality received was sublime. Delightful & clean rooms. Lovely welcome. Comfy and cosy rooms with exceptional beds. Breakfast as per usual was delicious. The shortbread is to die for. All in all completely perfect.

This is a lovely bed and breakfast in very pretty surroundings.Plenty of free parking in the private driveway.The owner was friendly and helpful and recommended a fantastic Italian restaurant for our evening meal.Our room on the first floor had a great view and the large bed was very comfortable with soft warm bedding.There was a good choice of teas provided, plus hot chocolate, shortbread and a bottle of water.Nice toiletries were also provided in the en-suite bathroom though I was unable to get the shower to work so can't comment on that. Maybe some instructions would be helpful?Breakfast was just perfect for me...a bowl of mixed fresh fruit (Blueberries, grapes and melon) followed by huge fluffy pancakes with maple syrup. My partner enjoyed a cooked breakfast (we handed in our choices the night before, as requested).I would recommend this as a lovely place to stay.

Just finished a four night break in this gem of a B&B. An outstanding place to stay. Room was to a very high standard and spotlessly clean. Breakfast was perfect and served in a lovely conservatory overlooking the garden. Two lounges available to relax in and owners who take a great pride in everything they do. Plenty of car parking and Ballater a short stroll away. Definitely will return.

We've just enjoyed two days of No.45's peacefulness and hospitality.The house and grounds are lovely with lots of interesting features and our room had windows overlooking the quiet front garden/driveway. The breakfasts are cooked to order and delicious. ProprietressAlison is a wonderful cook and her homemade sundries and treats are to die for.The host and hostess really are good people ... friendly,generous and very accommodating and flexible indeed [we had to change our plans very late in the day but Alison and Leslie quickly offered to make the necessary amendments to oblige us].Without doubt the perfect base to explore Ballater and surrounding areas.We've already booked to go back with family and friends...we cant' wait :)

A fantastic couple of days spent at No.45 and great location for playing golfing trip to Aboyne, Ballater and Braemar. Our room was exceptionally clean and beautifully decorated and the ensuite was very roomy. There is a great selection for breakfast and highly recommend the full scottish breakfast - best sausage and bacon l've tasted n a long time.Great location for walking into the village.Have to comment that the back garden was well manicured and my husband has even started mowing our lawn in circles too...,,Thank you to Les and Alison for making our stay so special and will definitely return.

On stepping into No. 45, we were met by Alison and made warmly welcome.Her tour of the house and explanation of compliance with COVID restrictions was clear and reassuring.The house is set in lovely gardens and we were lucky to see red squirrels on two occasions.Breakfast, freshly cooked and delivered to our table was excellent with an extensive range to choose from.We thoroughly enjoyed our stay and hope to return sometime.Many thanks.

This stunning property situated in Ballater is a gem. Our room was beautiful, the bed was so comfortable that a good nights sleep was guaranteed. The breakfast, served in the conservatory overlooking the lovely garden, was fantastic. Alison and Les were the perfect hosts. The two lounge areas that guests have access to are great. I would highly recommend this B&B and look forward to returning.

The room we had was on the ground floor & called the garden room, which we booked as I have mobility problems. It was a very large spacious room with patio doors out to the gardens & large bathroom. The breakfast was delicious, with plenty of choice. We are definitely going to book again next year when we return to Ballater.

What a fantastic place. The location is great, and the building is fabulous. There is plenty of space: for example, even when the house is quite full, the car parking at the front doesn't feel crowded. From there, it's only about a five minute walk into the middle of Ballater.The room we had seemed like it had been decorated last week: that's how fresh and clean it was. In fact, every part of No.45 was like that: immaculate, and very tastefully decorated in a contemporary Scottish style. Some places struggle with that, and end up looking like something from Brigadoon: not so here, they manage to get the balance just right.The breakfast options were such that you wished you could try them all. The food is amazing, and the service is first class. The breakfast room is in a conservatory (again, very tastefully styled), overlooking the beautifully manicured, secluded (and large!) rear garden.If you like beautiful, well-maintained old buildings, thorough yet unobtrusive service, great attention to detail, and fantastic food: you'll love this place.

We have just returned from a 3 night stay at the lovely No. 45. First 2 nights in the Garden room, last night in room No. 2 (booked separately). Standard of accommodation and breakfast is 5 ??. Les and Alison are wonderful hosts and couldn’t do enough to make our stay special. Had fabulous weather therefore took advantage of the garden, great chat with Les and playing ball with their cute and tireless wee Cockapoo. Can’t wait to stay again and would highly recommend.P & J

We are very experienced travellers in Scotland.No 45 is among the top B & B places that we have stayed at and is very central.So many good points about this establishment.Bedroom was roomy and immaculate, lovely white bedding on a large comfortable bed, large fluffy towels and good shower with plenty of hot water, which believe me, is not always the case in Scotland!Lovely airy glass conservatory room for breakfast.Everything we had at breakfast was of excellent quality and very well cooked and presented.Obviously, care has been taken with sourcing good produce as well as preparing home made jams etc.The young waitress at breakfast was very attentive and made sure everyone had what they needed.No request was too much trouble.Alison is very a welcoming and friendly hostess.Look no further than No45 if you are staying over at Ballater.Tip … I would recommend that you make a supper booking ahead of time if it is high season.

Bathroom had a great shower and bath with plenty hot water and lovely fluffy towels.Breakfast was amazing Alison makes everything fresh and sources the bacon ect locally. She makes her jams which were delicious as was the gronalua loved it. Teddy the dog was delightful greeting you every morning. Alison even haf our room ready at 1.30pm and allowed us to check in early as we were going to visit family. This is a fantastic BB in a great location and staff are great at telling you what to see and whete to eat at night. Will be back. Thanks .

I would highly recommend No45. Alison is a warm and welcoming host and her extra touches make the stay - homemade granola and jams at breakfast and her help finding local restaurants and activities. Staff are very friendly and helpful. Rooms are clean with good quality products and amenities. Will be returning next time I’m in Ballater.

A beautiful guest house set in stunning grounds - fantastic walks nearby and so much choice in walking distance to dine out during the evenings.We really enjoyed the relaxed atmosphere sitting in the gardens with a drink. on arrival we received a very warm welcome, staff so friendly and helpful throughout our stay, rooms immaculate with all the added extra touches, the most amazing breakfasts - Alison & Les must be so very proud of their wonderful home. You need to get someone to look at the flush in the en-suite of room 8 !After a couple of attempts we washed hands and left the room. Minutes later you could dash back in and give one almighty flush, job done haha.We did not let that spoil our stay. Your breakfast is second to none, topped off by knowing the eggs travelled zero miles.We even had an appearance from a red squirrel, what a treat.Loved the homely atmosphere and say hello to Teddy. You will certainly get a mention to friends and family travelling your way.

This was our first break away from home in 18 months and much needed!Although we were a little apprehensive, we need not have worried as we were warmly welcomed by Allison and her friendly dog Teddy.Our accommodation was spotlessly clean ,comfortable bed and the bathroom had lovely thick fluffy towels and full size luxury products for us to use.A nice touch was the homemade shortbread that was waiting for us and appeared in our room after a day out .The breakfasts deserve a special mention as they were fabulous,all home cooked with a great selection for everyone and served in the conservatory which had lovely views of the garden .Allison emailed us before our visit with recommendations for restaurants to eat out and was able to give us ideas for where to visit,nothing was too much trouble and we felt very welcome.We definitely hope to visit again and see Teddy !

No 45 is a beautiful property set in lovely gardens, but still close to the village centre. Our room was no 3 and looked out over the front of the house. It was very comfortable with a King size bed and lovely rich linen. The ensuite was also lovely with a variety of toiletries, and good hot, powerful shower. Tea/coffee facilities were included, along with very tasty homemade shortbread. Huge selection of options for breakfast which is usually served in the conservatory overlooking the garden, and you can hear the chickens, who kindly supply some of their eggs, contentedly clucking away. Big thank you to Alison for her very friendly hospitality and would definitely recommend No 45, with a view to returning very soon!

Stayed at No 45 for one night only - unfortunately couldn't manage 2 nights but will be back. Fabulous old property, bed really comfortable and the breakfast was definitely worth a second visit. Weather was good to us and we were able to sit out in the colourful mature garden - very relaxing.

Spotlessly clean and very comfortable bedroom and lounges.Obviously not the fault of no 45, but beware if your google map shows a restaurant directly across the road - it’s not there! So factor in a walk or drive for evening meal. Very tasty breakfast; and Teddy is a cutey!

My partner and I have just arrived home following a three stop holiday in Scotland. No45 at Ballater was our final stop and we stayed 2 nights.We were welcomed warmly on arrival by the owner who insisted on carrying our suitcase upstairs and showing us our room, at the front of the guest house. The room was decorated stylishly and to a high quality and the bathroom was modern, both were spotlessly clean. the bedlinen was also of a high quality.The breakfasts we had at No45 were absolutely excellent and the best of our trip. All freshly and individually cooked with great quality ingredients. They really set us up for the day. No45 and Ballater were a great location as a base to explore the area and we enjoyed the short stroll into the small town a number of times, where there are pubs, restaurants and a number of shops.

My stepdaughter and I stayed in beautiful Room2 on Saturday,10th July.What a gorgeous house and lovely hosts! So welcoming, booked dinner for us at a great local restaurant, and nothing was too much trouble from the moment we arrived.We later enjoyed a good bottle of wine one of two guest lounges, and the hospitality of the owners.Great night's sleep and fabulous breakfast! We had a very enjoyable stay at No.45 Ballater, (4 adults) our hosts Alison and Les made us feel very welcome. This accommodation was faultless and nothing was missed, attention to detail was first class.We stayed in the very lovely, bright and spacious Garden Room, with a beautiful very large en-suite with wet room walk in shower and a separate bath, lovely toiletries and everything was immaculately clean, tea/coffee etc. and delicious homemade ginger cake in our room, on arrival. (My husband remarked to the owner how delicious this cake was and she kindly gave us some extra to take home) I just can’t fail to mention the most comfortable bed with lovely white crisp bedding, a truly wonderful sleep.The grounds of the property are too, all immaculate and so very well kept, it was a pleasure to stay here with lovely outside seating areas.Immaculate beautiful lounge/seating areas and a lovely, welcoming conservatory is where breakfast is served and what a memorable breakfast it was, the homemade granola was the best I had ever tasted, the cooked breakfast was delicious, even the table setting and cutlery was of a 5 star first class hotel, very impressive and will look forward to staying here when next in Ballater, wouldn’t stay anywhere else now that we’ve found No. 45.Thank you Alison and Les.

This was our 2nd time staying at No45.Alison and Les made us feel very welcome. The beds and bedrooms are comfortable and the breakfast really sets you up for the day. Plus little homemade cakes and biscuits are regularly left for guests to enjoy on the tea tray. Yum!!Ballater is a lovely little town with shops and restaurants. The walks, including the river walk, are nice and relaxing.A handy location to travel around Aberdeenshire other towns and view points are within a short drive.The drive from Blairgowrie to Ballater goes past the ski slopes and the roads are somewhat more 'interesting' than the preceding monotonous motorways.Would easily recommend this gem of a place and look forward to visiting again.Our thanks go to Alison x

We had a lovely 2 night stay at this friendly family run B&B. The room was spotless, bed comfortableand breakfast amazing, can recommend the fruit compote with Greek yogurt and home made granola, I had to ask for a half portion on the second day so I could enjoy the rest of my breakfast as it was a very generous portion!We plan a return visit later this year. We booked no 45 as an add on to visit BalmoralWe were not disappointed.The room(1) had a four- poster bed which was very comfortable.The toiletries were of a high standard.There was Tea/Coffee/Hot chocolate and delicious home made shortbread.Alison was a very efficient hostess,as breakfast showed.I couldn't finish it on both days.It consisted of fruit/Granola/Yoghurt and a wide choice of cereals.The cooked breakfast consisted of a large meaty sausage,bacon,potato scone,tomato,eggs cooked to your choice.There were the usual add ons - beans,haggis,mushrooms,haddock all included at no extra cost.There isalso a VERY friendly Cockapoo called Teddy who inspects every visitor and escorts you to your room.I LOVED this place and plan to return at a future date.Recommended Highly.

This place was the gem of our trip to Scotland. The hosting family is simply fantastic, nice and so kind. They even helped us with my car breakdown and they accommodated us in a superb room. We stayed here for a couple of nights on a tour of Scotland and had a great time. Allison and Les were the perfect hosts - very friendly and helpful - and the house was lovely. We had a very comfortable room and our breakfasts were delicious, particularly the home made granola and compote with Greek yoghurt. It was an easy ten minute walk into town or to the river. I recommend going out of the back gate into town passing the amazing barracks (which look nothing like barracks you've ever seen before!).

The room was large, spacious, well appointed and very comfortable; we much appreciated the large bed. Breakfast was the best we've probably had in a guesthouse; make sure you don't leave without trying Alison's home-made granola, yogurt and fruit compote and eggs from her chickens! Les could not have been more helpful with storing our bikes. But particularly he quickly and easily sorted our car fob when its battery died on us. We were so grateful. We have already highly recommended No. 45 to others.

My wife and I were delighted to stay at No. 45. Alison and Les were truly wonderful hosts. The room and bathroom were spotless, and the breakfast was cooked to perfection. We could not recommend No 45 enough, Thank you!

A delightful Guest House in the beautiful village of Ballater in Royal Deeside.The hosts were excellent and made us feel very welcome.Our room was perfect, tastefully decorated and spotlessly clean.The bed was super comfy.A kettle and a great selection of tea and coffee, with the extra special touch of delicious home made shortbread, was available in the rooms.The breakfast was second to none.A lovely selection of local products and homemade granola and jams.We will definitely return in the near future.Can not fault this beautiful place.

We loved our stay here at number 45. A cosy king room with a four poster bed. However the highlight had to be the superb cooked breakfast, with eggs laid by the hens that morning. Would definitely stay again.

Had a marvellous 3 night stay in room number 2 which was massive, very comfortable, great shower and the place was spotless. Breakfast was delicious in the huge conservatory looking out to the garden where we spotted a red squirrel climbing a tree. Very friendly and helpful hosts. We stayed here for 2 nights - the best nights of our trip round the North East 250 Route. The bed was amazing, the peacefulness was refreshing and the breakfast was epic! The host was knowledgeable and helped us find fantastic walks that even the Tourist Office didn't mention. This is top of our list of places to return to asap.

We had a delightful stay at No.45 bed and breakfast in Ballater.The hosts, Allison and Les, are delightful and made us feel very welcome for the duration.Location wise, it's a short walk to the centre of town and there are lovely scenic walks right on the doorstep!Our room was meticulously clean and had beautiful views of Craigendarroch hill.There were homemade shortbread as well as a selection of teas and coffees in our room.The bed was extremely comfortable and the bathroom was kitted out with plush towels, Scottish soaps, lotion and shampoo, the kind you expect to find in an upmarket boutique establishment.Breakfast was out of this world with locally sourced everything, including the coffee!Even the eggs were from their own chickens and there was a selection of delicious homemade jams and jellies, muffins and scones which Allison makes herself.Absolute perfection!We'd highly recommend a stay at No45 and look forward to our next visit!

Best guest house we have ever stayed in.Breakfast was amazing every morning.Room spotless and very comfortable beds.Plenty tea, coffee and shortbread in the room.Alison was a great host and very knowledgeable about the area.My Son had his Xbox set up so he was happy.Teddy the dog was just so adorable and well behaved.Will certainly be back.

Fantastic stay with Alison and Les. Beautiful B&B. Our Superior room was spacious, tastefully decorated and very well appointed. Nothing was a bother when we asked. Breakfasts were delicious and generous. No 45 is well located just 5mins from the village centre and though accessed from the main road, is well set back in its grounds so very peaceful.Thoroughly recommend. Hope to be back for another visit.

I had a wonderful stay at No. 45.I was very well looked after by the lovely hosts who could not have been more warm and welcoming.My room was beautiful - cosy and contemporary with a lovely offering of teas and home made shortbread.I enjoyed a strong hot shower in the morning with luxury shower products. A lovely hotel on the outskirts of Ballater. Plenty of parking space on arrival. Lovely spacious bedrooms and comfortable bed. Alison, the owner, was so helpful and accommodating, especially with regards to her offer to provide an evening meal when Covid restrictions struck during our Scottish trip. Nice comfortable guest lounge. Plentiful breakfast to set us up for the day. Well positioned for many walks and local trips out.

Lovely short break with my husband in The Cabin. Alison is such an attentive host and made our stay so enjoyable (Teddy dog also helped). The cabin was cozy, comfortable and had everything we needed for self-catering. We also had breakfast in the main guest house which was fantastic; the homemade plum jam and granola were highlights for me!We loved our stay so much, we can’t wait to go back with our pup Ziggy!

Alison was an excellent host and made my wife Jane and I very welcome. The breakfast was delicious with varied choices and served promptly. We stayed 2 nights and on the first night we got a takeaway and Alison laid out a table for us to dine in the dining room which was very considerate.Jane and I stayed in the superior garden room which was very spacious, airy and light with direct access to the garden. The large bathroom had a separate bath and shower which provided options. It did not feel like a room but almost like a suite. We would certainly stay there again and we are seasoned travellers. Really enjoyed our stay ! Thanks again Alison.

No45 is a historic house within walking distance of central Ballater which has spacious comfortable rooms.We stayed for a week and found Alison and her assistants to be welcoming and friendly and a mine of information about walks. There are large tasty breakfasts including eggs from no 45's own hens and home made preserves.

We had a 3 night stay at No. 45 in late September 2020 staying in the Garden Room which was very nicely furnished and comfortable with a lovelykingsize bed.The Breakfasts were superb, lot's of choice and with full covid safety protocols in place we felt very safe staying in this property.Alison and Leslie were excellent hosts and provided us with lots of information about the excellent local area and suggested walks and biking trails etc. No 45 is situated a 5 minute walk from the centre of Ballater which has a number fo nice cafe's , pubs and restaurants.

We stayed at No.45 on Thursday 8th October. Cannot recommend this guest house highly enough. Our room was very clean and was other parts of the guest house, social distancing well maintained. A quick 5/10 minute walk to central Ballater, excellent meal at Alexandra Hotel. Excellent breakfast. Alison very friendly and informative, would not hesitate in staying @ No.45 in the future.

I really loved my stay. The breakfast was great and the location is gorgeous. Most of all, the hosts are incredibly warm and hospitable. They even drove me around to see some of the beautiful spots in the area when it was raining. I’d really recommend this place to everybody. Perfect staycation!

Lovely B & B in Ballater.Very comfortable beds, linen & towels. Loved the extra touches of home made shortbread, jam & marmalade.The breakfasts are all local sourced butcher meat & the eggs are free range to.The owners are very friendly, welcoming & helpful.Not far from the centre of Ballater, walking distance.This Guesthouse also permits dogs.We will definitely be back.

Stayed overnight at this lovely welcoming place over a weekend oh hillwalking.Alison was very helpful, accommodating considering the restriction in place.Things were made easy.The room was very comfortable, clean, fresh with all the little details which make a night away that little more special. I had to stay in Ballater at No 45 after an issue with my car. The location is quiet but only a 5 minute walk from the village centre. The facilities were of a high standard with the breakfast the highlight. The homemade granola with Greek yoghurt and compote was superb. The hosts were extremely welcoming and I would have no hesitation in recommending No 45 as a place to stay if you are in the area.

Perfect for our one night stay. Welcoming, friendly, professional staff, a homely atmosphere still maintained whilst following extra safely guidelines at this time. Room and breakfast were of equal high standards, very comfortable clean bed and room, breakfast was delicious with added bonus of many home made items. Wewere greeted by Alison when we first arrived for our stay in the Cabin for 3 nights self catering. The Cabin had everything we needed for the stay including a very comfy bed.It was spotless lovely and clean. Alison and Les are a mine of information, and if they don't know the answer to your question they will find out for you,they both make you feel very welcome. We decided to extend our stay unfortunately the Cabin was booked out so we moved into the B&B. We were in RM7 at the back of the house. This is a very comfortable roomagain the bed is super comfy. There is a bath and shower, all very clean. Alisons breakfasts are amazing. We both felt very safe re covid , lots of hand gel around the B&B. We certainly will be returning to No45, a lovely base for the beautiful Cairngorms.

The walk we were planning passes the back gate of the property and our host was quick to point this out to us. While just a few minutes walk from the centre of Ballater, No.45 is set back from the main road providing ample parking and a quiet location. The owners and staff were very welcoming as was their delightful dog Teddy. Our room was very comfortable, the bed exceptionally so. Breakfast was excellent and plentiful, making lunch redundant. We arrived early and our intentions were just to park up and go for a walk around Ballater until 4pm,but our room was ready,so we could check in.We were welcomed by both Alison and Leswho are extremely friendly, and very accommodating.Oh and Teddy,their gorgeous dog.The room was beautiful, the bed was huge, very comfortable and lovely bedding. We also had the added bonus of a bath in our room.Breakfast was fantastic.Plenty of choice,great local produce.Served In the conservatory overlooking the garden.We also had the Pack Lunch, as we were walking round Loch Muick (which is a must to do). From the minute me, my sister and my eighth year old dad arrived, the experience was brilliant. We sat out in the lovely garden then the owner kindly dropped us in Ballater and collected us which saved a taxi ride. The room was spacious and extremely clean. The bathroom was to die for and what a great shower and lovely scottish products to enjoy. I slept in the food down bed and it was so comfortable.The breakfast in the morning was sensational! From Fresh eggs from the hens outside to home made pancakes, just a dream and a tea pot full and replenished with tea. What more could you want?My dad was invited to a zip around in the owners impressive Aston martin! This made his day and he is still talking about it!A great stay with lovely people in their gorgeous house.I can’t not mention the adorable little friendly dog ‘teddy’ who is not only handsome but very gentile.

We really enjoyed our 2 night stay at No. 45.The welcome was very friendly and everythng about our room (G) was explained. The spacious room, with an extremely comfortable super-king bed, was immaculate and the highest quality linen was delightfully smooth.There was a lovely view of the garden. Fluffy towels, walk-in shower, large bath, and heated floor in the ensuite were really appreciated.Breakfast in the conservatory was excellent, catering well for vegetarians. The hosts were friendly and offered us a bar service in their sprawling living room, as well as restaurant recommendations, which eased us into our day nicely in Ballater. The night’s sleep was deep and refreshing.Breakfast was generously portioned and filled with fine and fresh Scottish produce. An overnight “get-a-way” stay to recharge our batteries!No 45 offered an oasis of calm. The owners greeted us like friends giving us a guided tour of the beautiful period property before showing us to our stunning bedroom resplendent with 4 Poster bed (which was extremely comfortable).Breakfast was served in the large, sunny conservatory. Along with a delicious Scottish breakfast an array of homemade jams were on our table to sample with toast - the Gooseberry jam was lovely.If visiting the area again, No 45 will be our first choice for First Class accommodation. You will not be disappointed.

If you're looking to book a B&B in Ballater then don't hesitate, No45 will not disappoint you.Alison, Lee, & Teddy(the dog)give u a warm friendly welcome on arrival and are really helpful with any questions about the local area.The B&B is immaculate, the breakfast is to die for, all produces either grown in their pristine garden or sourced locally.Our bedroom was superb, 4 poster bed. Very clean and comfortable. Great outlook on to the garden.Absolutely no issues with covid 19 issues, plenty hand sanitiser in communal areas and B&B is spotless.Would highly recommend this B&B to anyone, we are definitely returning in the future. If I could give it 6 stars that still wouldn't be enough.

We always look forward to staying here, No.45 is a base where we can relax and unwind. Alison is such a lovely hostess and always goes above and beyond for us. The cabin is fantastic, the breakfasts (you need to try the granola!) are so tasty and the recent inclusion of evening meals was a pleasant experience - especially as some of the local restaurants are still closed.Following COVID19 and lockdown, there are plenty of safety measures in place and we felt safe throughout our stay.We look forward to booking to stay with you again soon! We were a party of three...elderly disabled parents and daughter.We had a very friendly welcome at no.45.The room we had was large, spacious and was on the ground floor.It also had a wet room complete with bath and shower.Our daughter had a lovely double bedroom.Alison, the owner, was extremely helpful and made sure we had everything we needed.The breakfast we all had was outstanding.Everything was displayed lovely, and well labelled.A lot of attention was paid to detail.We all had a most enjoyable stay at No 45 and would have no hesitation in recommending ...the only thing I wish is that it was a week at least instead of two nights.

Allison, our host couldn’t have been more helpful. I would rate the hospitality as the best we have experienced in our 2 week stay in Scotland. The accomodation was quaint with lots of old world charm and beautiful breakfasts. I would recommend this as a place to stay for any traveller going through Ballatar.

It was the first time for us at No45 but it will definitely not be the last. Frank and I enjoyed our stay very much. As a matter of fact during our journey through Scotland No45 was one of the highlights. Great attention to detail, a spotlessly clean room with a very comfortable bed and excellent bathroom facilities. The room was nice and quiet. The breakfast has an amazing variety with lots of homemade items. Allison provided us with a very good hiking suggestion around Loch Muick, which is nearby. No45 offers a packed lunch to pre-order and take along, it was perfect. Unfortunately, we only spent one night at this fantastic place. Next time we will definitely stay longer.

Excellent location especially for Balmoral and Braemar and the surrounding area. Very comfortable stay. The breakfasts were great and very satisfying. Our host was very attentive to our needs. Would certainly recommend No 45 though not for young children. Wished we could have stayed longer but had a wonderful scenic drive to our next stay in Strathpfeffer.

Our second three night stay in a month and already missing this delightful place and equally delightful owners. If you are coming to Ballater, you would be mad not to stay here. Super comfy rooms, each different, with beds you never want to leave. No soulless impersonalgreys here, but tastefully furnished rooms in a warm traditional style, Alison has a pleasing eye for colours and fabrics.Belt tightening top class breakfasts, all made freshly to order so piping hot, puts so called “posh†hotels we have stayed in to shame, where the food has been cooked hours before. ( don't miss her home made pancakes, along with all the other breakfast fare Alison prepares herself ) this place has it all and as dog lovers always taking our own dear wee cocker with us, there isa beautiful house ginger Cockerpoo called Teddy. Nothing is too much trouble for Alison and Les, even when really busy always time for a chat and ask if everything is okay and always with genuine friendliness. Perfectly positioned for a five minute stroll into the nice village and set well back from the road with nice gardens, so absolutely no noise. So what are you all waiting for, GO,enjoy,you would be mad not to !

Delighted with our stay! The big ‘45’ on the guesthouse sign makes it easy to spot. Parking is plentiful and our room was spacious and well appointed. Alison makes everybody really welcome and serves a tremendous breakfast including her home-made granola, scones, bread and jams. The wi-fi is fine and there are two sitting rooms to relax in. Nothing is too much trouble and we were even able to borrow a map to take on our climb of Lochnagar. Just 5 mins stroll into the village which has all amenities. We’ll be back!

Thoroughly enjoy our stay here every time we come. Our charming hostess shows us to our room, we relax and unwind with a cup of tea and biscuits, then we go for our meal, come back and chill out for the rest of the evening. It was my first visit to no 45 as it had been recommended by a Ballater resident,and I was certainly not disappointed. The owners (and Teddy their adorable cockapoo) gave me and my friend a great welcome and nothing was an effort.Every comfort was catered for, and the house and garden was beautiful.The breakfast was excellent, full, with much choice and served in a delightful conservatory overlooking the garden.I would certainly recommend no 45, and look forward to returning soon.

A wonderful welcome by Alison and Teddy the cockapoo made us feel instantly at home. The rooms were immaculate and very comfy, the lounge was relaxing with lots of reading material and maps of the local area. The highlight for us was the breakfast, a wide selection at the buffet with homemade jams, granola and locally roasted coffee!The full Scottish breakfast was perfectly cooked and set us up for a days hiking! Overall a wonderfully relaxing stay. We will definitely be back soon!

I'm not sure what a "mature couple" is but we are two very active travelers from the US who come to Europe a couple of times a year.Number 45 is one of the best B&Bs we have stayed in on our travels.Beautiful location, greatrooms and a wonderful hostess.Great breakfast.Very convenient to nearby attractions including Balmoral.I would recommend to anyone who is looking for a relaxing and comfortable stay in this beautiful area of Scotland.

Super verblijf. Mooie goed uitgeruste kamer. Alles ziet er nieuw en zeer goed onderhouden uit. Mooie ontbijtruimte in de serre met een heerlijk ontbijt. Centraal gelegen. Dicht bij het centrum en kasteel Balmoral is maar een jkein stukje met de auto. Ga s'avonds een bierje drinken bij Glaneden en eten bij Inda on the green. Veel plezier!

No45 is well located on way into Ballater from Braemar, plenty of room for parking and no noise from main road.Warmly welcomed to a very comfortable B&B. First floor room was clean, spacious and very comfortable. Plenty of space to spread out in lounge area.Nice conservatory dining area where excellent tasty breakfast with numerous options are on offer.Would go straight back if in Ballater again.

Great location. Easy walking distance to the village shops, restaurants and bars. Excellent Hostess, Alison, very friendly and helpful. Ballater is surrounded by lovely countryside and great if you like walking, with a range of walks from easy to more difficult. Enjoyed relaxing in the lounge where you could enjoy your own drink with glasses provided. Would highly recommend.

This is our third stay at No.45, and I cannot recommend it highly enough. The room was lovely, clean and comfortable. The breakfast is just the best, Alison sources her produce locally, and her home made jams, scones and banana bread are amazing! Can’t wait to return.

No.45 is a rarity - a quality B&B which quite simple ticks all the boxes. Clean, very comfortable, warm and welcoming with an excellent breakfast. Alison is a wonderful hostess and her staff are friendly and efficient. All topped off, of course, by Toffee the dog who has been trained to be just as friendly as the rest of them.

Stopped for three nights on a tour of northeast Scotland. Could not have made a better choice. This guest-house is quiet and relaxing. Very conveniently located just a few minutes walk from the centre of Ballater with its wonderful surrounding scenery, shops and eating-places. Highly recommended.

We would highly recommend staying at No.45.As soon as you walk in it has a homely feel and your greeted with lovely hospitality. Lovely accommodation and the bedroom and en-suite was extremely clean.We stayed in the superior room and the bed & pillows were amazingly comfy.The breakfast was beautiful with lots of homemade produce and locally sourced ingredients.We will definitely be staying there again when back in the area.

We recently spent a night at No 45 Guest House Ballater with our Westie.I wish we’d been able to stay longer, as all three of us (doggy included) fell in love with the place.The guests house is surrounded by a beautiful mature garden and is decorated in a traditional style that suits the region and age of the house perfectly.It’s a wonderful place to unwind after a long day spent exploring.The breakfast is incredible too - homemade banana bread, scones, granola, jams and sausages fit for a queen (they’re from a butcher in town with a royal warrant from the Queen.We’ll definitely return.

We stayed with Alison at No.45 for 2 nights and would highly recommend it. From the moment we arrived Alison made us feel so at home, only topped by Teddy the dog’s enthusiastic welcome. Room was comfortable and clean and the breakfast cooked to order and tasty. From first experience to last our stay was a real pleasure. No.45 is a lovely house and gardens in Ballater, a great location for touring the Cairngorms National Park and surroundings. Our host Alison was very friendly and welcoming, sharing lots of local knowledge and advice which made our stay in the area memorable.The room was very well finished and spotless with a large comfortable bed and modern en-suite facilities.There was lots of choice at breakfast from a number of freshly baked items on the buffet table, to the deliciously cooked options. A perfect start to the day exploring.

Beautiful room with a king size comfortable bed. Good quality white sheets and huge fluffy white towels. So peaceful and quiet, slept really well. We have been touring round Scotland on our motorcycle and have been moving onnevery night. Ballater is a lovely town in a wonderful part of the country. Had a really enjoyable stay at Number 45 . From booking our stay everything was done in a very friendlyway , the room we had was perfect the bed was extra comfy. Second stay at N45 and standards are still as high. Accomodation is great, tastefully decorated rooms, super comfortable beds, best towels ever, nice toiletries and hot shower. Without doubts though the show stealer is the home made breakfast! Homemade everything (banana loaf, pancakes and scones to name a few) and such a good cooked breakfast that I sacrificed my performance at the Balmoral 10km and had the lot. Well worth it! The hosts couldn't be any more welcoming, N 45 is truly a gem in Ballater.

Beautiful house, exceptionally well kept outside and inside. Sparkly clean, rooms where modern and comfortable, with great beds, linen and spacious bathroom. It has two lounges to enjoy when relaxing, overlooking the garden or a fireplace, your choice. Breakfast was excellent, organic, local and very high quality options in a winter garden to enjoy the sun and surroundings. The best we had in a 10 day trip around Scotland.

My wife and I stayed for 2 nights in early April, and were delighted with the reception and service that Alison gave us.She ensured that we had everything we needed in our bedroom, cooked a breakfast 'off-menu' when my wife wasn't feeling too well, and as we were leaving took the trouble to look up the route we were intending to travel - which, unknown to us, had been closed because of overnight snow!

No. 45 is a real gem! The house is set back off the road making it very quiet. The room was warm and sparkling clean. The bed super comfortable. And the breakfast was simply incredible with homemade marmalade, granola, fruit compote and Balmorral breads and pastries. Alison was especially warm and friendly. There are beautiful walks right outside the door. We were sad to leave!

Best B&B ever. We booked a king room, which was a lovely large room with a comfy bed and great ensuite wth the biggest and fluffiest towels we have had. The house is lovely and we even sat in the sitting room in front of the fire and had a wine which we had brought with us. Alison and Teddy the dog met us and showed us around. It was Valentines Day, so Alison suggested a great restaurant to go to for the night. The breakfast was the best and tastiest we had and after our request, Teddy kept us company while we had breakfast

We loved our time in No.45. Our room was spacious, comfortable, and very well equipped. Breakfast was delicious, and Teddy, their dog, is super friendly and likes to be petted.

No45 is perfectly located near the centre of Ballater.Our Host, Alison was very accommodating (we arrived late).Rooms were comfortable and clean.Breakfast was amazing with home made (home grown) fruit compotes and a whiskey porridge.Special thanks to Teddy for making us all very welcome.I will be back soon!

A very pleasant short stay. Superb breakfast and the porridge is to be recommended, especially with cream. . Convenient location in Ballater and easy to walk into the town for an evening meal.

We arrivedto a very warm Welcome from the owner who showed us to our cosy, spotlessly clean room. We slept extremely well in a very comfortable 4 poster bed. Breakfast was delicious and we were delighted to find all ingredients were locally sourced. Just very sorry we were only staying one night however we will return and recommend "45" to friends.

We stayed here for four very comfortable nights. It is in a great location for exploring Ballater.The staff were very friendly, and the breakfast super, with lots of choice. Loved the haggis.Our room was quite and very clean. one of the nicest B&B I have stayed in.

We have just had a fantastic stay for two nights at No45! The room was beautiful, very recently upgraded. The breakfast was one of the best we've ever had, made with fresh local produce. Alison and Les are excellent hosts and we would highly recommend No 45 to anyone looking for a Ballater holiday.

The place is welcoming, so are the people! The room is big enough, clean and neat, freshly refurbished, including a private bathroom. Your feel some of that typical "nice B&B British atmosphere". Breakfast is just gorgeous, in a nice glass-covered veranda.And Teddy - that's the dog - likes to see new faces.All in all, just perfect.

Fantastic guest house! Stayed for 2 nights in bright spacious bedroom, very large super comfy bed, soft white sheets, thick fluffy towels and all the little extras you need! This was a really lovely place to stay. Attractive bedroom, excellent en-suite (luxurious towels!)and comfy lounges. They serve a fantastic breakfast with so many choices - I'd say the best we've had anywhere. Alison is the friendliest host, and it was a pleasure to meet her lovely dog Teddy.Highly, highly recommended!

Much, much better than your average Guest House. We had the Garden Room on the ground floor which was excellent - The house was spotless and we had high end linen and toiletries and towels. The breakfast was superb - none of your average supermarket brands here - All local produce with a huge selection of homemade breads, bakes and jams - We would recommend No 45 unreservedly.

Friendly hostess Alison is welcoming and makes us feel at home.The guest house's location is great for visiting Ballater as it is just a 5-min walk from the town center, yet it is in a quiet neighborhood.It has a large parking area.Breakfast is superb with made-to-order full English breakfast served in a conservatory.We stay in a comfortable double room with up-to-date bathroom fixtures.We are very happy with our stay and will come back again on our return to this beautiful part of Scotland.

My wife and I stayed for the one night . The location is ideal for Ballater centre . The owners are extremely welcoming offering advice on local walk. We loved the accommodation with a wonderful garden . Breakfast was amazing definitely go for the Scottish full . Thank you for a great stay.

Comfortable and well equipped room. Plenty of clothes storage and coat hangers. ( we stayed for a week) Excellent breakfast with a wide range of choices, hot food cooked to order. We felt very welcome and there was plenty of local information available. We definitely would recommend No 45 as a great place to stay.

Unfortunately we only stayed the one night, wish it was more as lovely guest house, made to feel very welcome. Breakfast was delicious, varied choice and all very fresh. Only negative point, would've preferred tea/coffee/toast to be served rather than DIY. Would definitely stay again. Appreciated extra touches with glasses/ice left in lounge for guests use.

We stayed at No 45 for 5 nights and found this to be an absolute haven of luxuous comfort and peace.Our Garden room was outstanding - huge, with leather lounge, king bed and direct access to quiet garden.The bathroom was huge, with king sized bath and shower and premium toiletries.The breakfasts were cooked to order and included a large range of locally sourced foods.We can especially recommend the home-made granola, the porridge and the full Scottish breakfast.Our hostess went out of her way to provide us with local information re dining options and sightseeing.This was the best Guest House/B&B we have stayed in in all our years of travelling abroad and can recommend it without any reservations,

Beautiful guest house in a quiet location. Owner made us feel very welcome during our short stay. Room was tastefully furnished and everything spotless. Lovely en-suite bathroom. Enjoyed the home-made items on offer at breakfast - granola, stewed fruit, jams, scones. Cooked breakfast gets a big thumbs-up too. Highly recommended.

We were made to feel very welcome as soon as we arrived, even although we arrived earlier than planned.Our room was very clean and comfortable. Alison was a lovely hostess and nothing was too much trouble.She was happy to recommend places to eat and drink which was very helpful.The real star of the show during our stay was the wonderful breakfast made with local ingredients and complemented with Alison's home made granola, jams and baking - first class.We would definitely visit again.

We stayed at No.45 for a long weekend and felt very comfortable there. The owners were very welcoming without being overbearing and the accomodation was excellent.Good quality ingredients were used for breakfast and the homemade granola was exceptional. All in all a very pleasant and relaxing stay.We will definately stay again.

We visited No 45 as a birthday treat and found a lovely welcome along with everything you could ask for in the room. With the comfiest of beds, a substantial breakfast and peaceful surroundings it was a great break away for us. Alison & Les were wonderful hosts

No 45 is a beautiful Victorian villa just a few minutes walk from the centre of Ballater. Alison and Les are helpful and friendly hosts who go out of their way to ensure you have a pleasant and comfortable stay. Breakfast choice is extensive, and deliciously prepared to order. Highly recommended.
